Probate Realtors are a must for selling an estate house.

Probate is defined as:    

Legal process by which the assets of a deceased are properly distributed (if he or she made a will) to the beneficiaries or heirs through an executor named in the will, or (if he or she died without a will) according to the local law by a court appointed administrator. The court's objective is to ensure that the deceased's debts, taxes, and other valid-claims are paid out of his or her estate (probate assets) before any distribution is made to the estate's beneficiaries, in accordance with the will (if it exists) or on the orders of the court (if it doesn't).

It comes at a time when we are most vulnerable and confused already dealing with the emotional strain of the death of a loved one. Not to mention making the funeral arrangements and receiving grieving family and friends. .

Suddenly, you are in charge of selling the house, its contents and disposing of the mountains of stuff that we all accumulate over the years. The probate department at city hall will throw words like estate. executor(s) or executrix(s) at you. Then the letters of authorization and certificates of death.

All of this and you still have to sell the home that is fully furnished and packed with outdated items. You need a probate Realtor.

A probate Realtor is a licensed real estate person that has a team of professional that are ready to streamline the process. They have cleanout people that donate and recycle. Construction companies who can handle any repairs including painting, flooring and roofs. All of these services are performed for you and you do not pay anything until the house sells.

That’s right. No money out of pocket. No payment for the work and/or cleanout until the house sells. This makes the accounting much easier because you do not receive all of the money and then deduct the cost of selling. It’s all done for you on the settlement sheet using the servicers invoice.

When it comes to selling a house for your deceased loved one make sure that you are using a real estate person that understands the process and has gone threw it before. Ask them what properties they’ve sold in probate/estate and see what they say. Most real estate professionals sell homes that are empty and in broom swept condition or better.
